Our client was 6’3” with a basement height of 6’ 8” not including the dropped beams and bulkheads. Needless to say, he could not enjoy the space as he would like.  Hunched over or on his knees playing with the kids was not fun anymore.  They needed a deeper basement to live their life to the fullest.  There are different options to make this happen, however in this case we decided on lifting the house to add the height.  Working with heritage houses/community, city specifications, City tree preservation etc. can be challenging. However, with DSR’s experience and fantastic team it was a very smooth process for our clients.  We lifted this 3500sqft home roughly 11” (which is all the City would allow us to do) to create additional height for the homeowner.  Not only did we raise the house, we installed a flush engineered steel beam that we cut holes in for mechanical, plumbing and HVAC. What this did was allow for a completely smooth ceiling with no drop downs, beam pockets or bulkhead making the space feel even bigger.  This is one of the coolest and most fun projects our team has done!

Our team completely stripped this house right down to the studs, creating a well designed open concept 1455 sq ft main floor. A couple key design changes, by Maria and our team, made this house even more efficient than before.

Taking down the interior walls that separated the living room, family room and extremely small galley style kitchen, allowed us to create a much larger and open kitchen concept with a huge island that is 10’ long and 4’ wide. The new Valor gas fireplace and spacious dining area help it become the ultimate family and entertaining area. Open living space lends itself beautifully to a large family room with media centre, a wonderful area for entertaining or for children to play, along with room that can be utilized as a study and/or formal living space. After moving the front closet and utilizing that area to expand the ensuite it was a win-win. A better use of space at the front entrance and a much larger ensuite with walk in shower!
